What Is a Date-of-Death Appraisal?A date-of-death appraisal is a retrospective appraisal. Instead of valuing the property as of today, the appraiser develops an opinion of value as of a historical effective date. That requires reconstructing the market conditions that existed at that time and analyzing sales, listings and other market evidence that would have been relevant to the property as of the required date. The fact that the appraisal is completed months or years later does not change the effective date of the value opinion. Why Retrospective Valuation Requires ExperienceHistorical valuation is not simply a matter of finding an old sale and adjusting it forward or backward. The appraiser must analyze the property as it existed on the effective date, determine what market data was relevant, evaluate the competitive market at that time, and reconcile the available evidence into a supportable opinion of value. This can become more complex when the property is waterfront, rural, acreage-oriented, significantly remodeled after the effective date, unusual in design, or located in an area with limited comparable sales.
